Property Summary
Most people will never make the trip out to this 40-acre parcel north of Concho. The ones who do will find rolling high-desert ground dotted with juniper, red rock and mountain views in every direction, and no POA telling them what to do with any of it. It's remote and it takes some effort to reach, and that's a big part of its appeal. Land like this stays quiet because it isn't easy to get to.
Property details:
- 40 acres, about 15 minutes from Concho
- No covenants, POA, or HOA
- A-General zoning
- Rolling terrain with red rock and mountain views
- Off-grid, with multiple access routes (see LandID map)
- Taxes just $138.22/year
The Land
This parcel is in Big Valley Ranches and sits at 5,640 feet on the Colorado Plateau. The ground rolls throughout, with scattered juniper trees and a band of rough, broken land through the center that gives the property real character. A seasonal streambed enters from the northeast and crosses the parcel, running during the summer monsoons and spring runoff. From the higher ground, you'll have red rock and mountain views all around.
Varied terrain like this gives you choices. Walk the property and you'll likely find more than one rise where you'd want to set up camp or eventually build. The broken ground and streambed add natural separation and texture you won't get on a flat, featureless lot. Elk, mule deer, and pronghorn are commonly seen moving through the area.
Freedom to Use It Your Way
Big Valley Ranches has no covenants, POA, or HOA, so there are no dues and no architectural committee. Separately, Apache County zones this parcel A-General, which allows:
- One single-family home, modular home, or manufactured home (15 years old or newer), with no minimum building size
- A guest house, since the parcel is over 5 acres
- Tiny homes and alternative builds such as rammed earth, cordwood, cob, and earthships, with engineered plans submitted for review
- Full-time RV living once an approved septic system is installed, and incidental camping as an accessory use
Off-Grid Living
This is an off-grid property, and the setting suits it. Concho averages around 270 days of sunshine a year, which makes solar an easy choice for power. For water, you can drill a private well or haul water in. Typical well depths in the area run around 260 feet, and a well on the neighboring parcel to the north is reported at 320 feet.
The climate is cold semi-arid. Summer highs average in the mid-to-upper 80s with nights in the upper 50s to low 60s. Winter highs sit around 45–50°F with lows in the upper 20s. Most of the area's 9–10 inches of annual precipitation arrives during the July–August monsoon, with light snow in winter. The growing season runs from mid-May to early October, about 140 frost-free days. That's enough for a summer vegetable garden, hardy fruit trees, or drought-tolerant landscaping.
Access
This is a remote property with challenging physical access, and we want you to know what that means before you plan your visit. The property has recorded legal access easements, with legal access insured through Pioneer Title. There are two ways to approach it, both shown on the LandID interactive map:
- From the northwest: This is the primary legal access route, connecting to an established subdivision road. The easements are recorded, but portions of this route cross rough, unimproved terrain and don't follow existing roads. Significant road improvements may be needed to establish vehicle access.
- From the south: Apache County-recognized N-roads and older bladed ranch roads lead toward the property. This route is also rugged, and the final stretch follows existing roads whose legal status has not been verified.
Roads in the area are unmaintained dirt, and washes are possible during the wet season. A 4x4 high-clearance vehicle is a must. The upside of all this is real privacy. Few people will ever wander onto your land by accident. Please contact us before visiting, and we'll walk you through the routes and help you decide which approach fits your plans.
Location & Nearby
The property sits about 2 miles south of US 180 and less than 2 miles east of State Route 180A. Concho is 15 minutes away (8.4 miles), and the Jiffy Store in Concho is 18 minutes away for fuel and basics. For larger shopping, Taylor is about 52 minutes away, and Gallup, NM is about two hours away.
Petrified Forest National Park is 29 minutes away, with its fossil log trails, Painted Desert overlooks, and ancient petroglyphs. Lyman Lake State Park is 44 minutes away. It's a 1,200-acre lake with no boat size restrictions, plus camping, cabins, and a petroglyph trail. For hunters, the property lies in Arizona Game Management Unit 2A, with elk and pronghorn hunts available through the AZGFD draw.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊
I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
