This part of Mohave County falls within established Game Management Units where hunters pursue mule deer, Gambel's quail, javelina, coyote, and mountain lion. Mule deer, bighorn sheep, and mountain lions have all been observed in the area. BLM land means significant public hunting access surrounds the property.

Lake Mead National Recreation Area is approximately 25–30 miles away and encompasses over 1.5 million acres of desert, two reservoirs (Lake Mead and Lake Mohave), and more than 200 miles of trails. The area supports world-class fishing for striped bass, catfish, and crappie, along with boating, kayaking, and camping. Lake Mohave is about an hour from the property; Lake Havasu City is roughly 1 hour 45 minutes.

The historic Route 66 town of Oatman - with its wild burros, staged gunfights, and Gold Rush-era character - is about 30 miles to the south. Laughlin, Nevada (casino corridor and Colorado River access) is roughly 60 miles. Las Vegas is 89 miles, about 1 hour 33 minutes by car on US-93.

Property access is via N Kaibab Road, a county-maintained dirt road. Some surrounding roads lie in flood zones, though the parcel itself is not in a flood zone.

The area receives about 6–8 inches of precipitation annually, with brief summer monsoon activity in July and August.
