Elevation sits at approximately 3,100 feet, putting you comfortably above the blast-furnace heat of lower desert areas like Bullhead City and the Colorado River corridor, while staying well below the snowbelt. This is the "sweet spot" of the Mojave Desert: warm summers, mild winters, and roughly 278 sunny days a year.
Access
Getting here is straightforward. North Hoover Road provides legal and physical access to the property. The majority of the route from the highway is county-maintained dirt road. The last approximately 300 feet to the parcel on Hoover Rd is currently an unmaintained dirt road - passable with a standard clearance vehicle in dry conditions, and the kind of light buffer that keeps the curious from wandering past. No washes cross the access route, and the parcel itself is not in a flood zone.
Utilities
The property is off-grid, which is exactly how most buyers here want it. Power lines run along Jurassic Drive approximately 600 feet away - close enough that a connection is a real option if that's your goal. For most buyers, a solar and battery system is the practical choice at this location, and with 278 sunny days annually, it's a reliable and cost-effective one.
Water is via well or hauled supply. Typical well depth in this area is approximately 200 feet.
Zoning & What You Can Build
This parcel is zoned A-R (Agricultural Residential) by Mohave County - one of the most useful zoning designations for rural landowners. Here's what that means practically:
A single-family home is permitted on this lot - including site-built homes, manufactured homes, and factory-built buildings. There is no minimum building size. You can also raise domestic livestock and pursue personal agricultural endeavors. The county permits RV use with a zoning permit as a temporary residence (renewable annually), making this workable as a camping parcel or a base camp while you build. The Surrounding Area
Golden Valley is one of Mohave County's quieter residential communities - this parcel sits in the northern portion, which has notably less density than areas closer to the US-93/Golden Valley Road corridor. That means more space between neighbors and less traffic noise, while still being only 27 minutes from Kingman and about 15 minutes from the closest gas station.
The real draw for outdoor enthusiasts is the BLM access. Bureau of Land Management land surrounds this area in all directions, giving you legal, open access to thousands upon thousands of acres of high desert terrain. ATVs, dirt bikes, hiking, and backcountry camping - there's no shortage of room to roam. The Cerbat Mountains are visible to the northeast. Hualapai Mountain Park, with 16 miles of trails and elevations reaching 8,400 feet, is about 35–40 miles away - a solid day-trip destination for hiking or mountain biking.
For water recreation, Lake Mohave is about an hour away, Lake Mead about an hour and twenty minutes, and Lake Havasu about an hour and a half. Las Vegas is an easy 90-minute drive up US-93.
The nearest city is Kingman, the Mohave County seat - about 18 miles and 27 minutes south. Kingman has everything you need: hardware stores, medical care at Kingman Regional Medical Center, banks, and dining. Route 66 runs right through downtown Kingman, and the Hualapai Mountain area just east of town makes it a destination in its own right.
Historic Chloride, Arizona - the state's oldest continuously inhabited mining town - is about 10–12 miles to the northeast and worth a visit.
