Property Summary

Colorado has a way of stopping you in your tracks - and this hilltop parcel on the edge of Wild Horse Mesa is the kind of place that does exactly that. From nearly 7,900 feet of elevation, the land opens up to sweeping views of the San Luis Valley floor, the Sangre de Cristo range rising sharply to the east, and the vast open country that stretches toward New Mexico to the south. This isn't a view you stumble upon. It's a view you earn - and then get to keep.

Located on Soaring Eagle Court in the Wild Horse Mesa subdivision of Costilla County, Colorado, this 2.55-acre parcel sits on the side of a hill with a western slope that descends gently toward BLM land, giving you open skies and natural privacy. Some trees and native shrubs grace the western end of the property, softening the terrain and providing a natural windbreak as you plan your build.

The Land

The property sits at 7,900 feet in the high-altitude semi-arid climate of the San Luis Valley - a region known for over 300 days of sunshine per year, dry air, and the kind of clear skies that make stargazing and sunrise photography worth losing sleep over. Summer highs average a comfortable 78–82°F with cool nights dropping to the low 40s, providing natural air conditioning throughout the warm season. Winters are cold, with daytime highs in the mid-30s to low 40s, but the intense high-altitude sun keeps the landscape open and accessible most of the year. The low humidity here makes both the heat and the cold more manageable than the numbers suggest.

The terrain has a 27% westward slope, which creates natural grade separation between a potential building site at the crest and the valley below - a classic setup for a home, cabin, or ADU with unobstructed views from the main living level. With mule deer, elk, pronghorn, coyotes, and rabbits commonly seen in the area, the wildlife adds to the landscape rather than competing with it.

Zoning & Building

This parcel is zoned Estate Residential (ER) by Costilla County. Single-family homes, modular homes, and manufactured homes are all permitted with the appropriate county permits. Costilla County is notably open to alternative building methods - rammed earth, cordwood, cobb construction, and earthship-style homes are all welcome, provided you submit engineered plans for review.

There are recorded covenants on this parcel that run with the land. The good news: they are actually less restrictive than the county's own zoning regulations. The HOA that originally administered them has disbanded, and there are no active dues or HOA governance to contend with - just a reasonable set of deed restrictions that allow horses, livestock, and pets (with the exception of swine). You get the benefit of a lightly-governed community without any organization imposing rules or fees.

Camping & RV

You can camp on your own land short-term - up to 14 days within any three-month period without any permits required. For longer stays, Costilla County offers a Long-Term RV Camping Permit (valid 60 days, renewable up to 180 days per year) provided a water source and approved septic system are in place. An RV Occupancy During Construction permit is also available for those actively building a permanent structure, allowing on-site living for up to 18 months in 90-day renewable increments.

Water & Utilities

The property is off-grid. Power is not available on-site; solar is the practical and popular solution here - the San Luis Valley has the highest per-capita concentration of residential solar systems in the United States, and the 300+ days of annual sunshine make it among the most productive solar environments in the country.

Water would require drilling a well or hauling water via cistern. Typical well depth in this area runs around 400 feet. If hauling is the preferred starting point, water can be conveniently sourced from the Wild Horse Mesa Community Center, approximately 15 minutes east of the property.

Access & Location

Legal and physical access is via Soaring Eagle Court, a dirt road. The property is just under a mile east of Highway 159, making it one of the more accessible parcels in the Wild Horse Mesa subdivision - you're not fighting miles of rough terrain just to reach the gate. San Luis, Colorado - the oldest continuously occupied town in Colorado - is 14 miles and about 19 minutes away. You'll find fuel, groceries, and basic services there. Alamosa, the regional hub with full amenities, a hospital, and a regional airport, is about an hour away (54 miles).

For outdoor recreation, Sanchez Reservoir is just 4.5 miles to the east - a Colorado Parks and Wildlife area offering fishing for brown trout, walleye, northern pike, catfish, and perch. Smith Reservoir is 39 minutes out, Mountain Home Reservoir 42 minutes. BLM land lies to the west of the property, providing open public land for hiking, off-roading, and exploration. Great Sand Dunes National Park - one of the most unique landscapes in the American West and a certified International Dark Sky Park - is roughly an hour to the hour-and-a-half to the north. Taos, New Mexico, with its arts scene, restaurants, and world-class skiing at Taos Ski Valley, is approximately an hour south.

Annual property taxes on this parcel were $58.64 in 2025. No back taxes. No tax liens.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊

I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.

Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
