Property Summary
Standing on this 2.53-acre lot in Wild Horse Mesa, the Sangre de Cristo Mountains rise to your east, the San Juan range anchors the western horizon, and the broad open floor of the San Luis Valley spreads out in between. The views here are the real thing - 360 degrees of some of the most dramatic high-altitude scenery Colorado has to offer, all from a level, buildable parcel with solid road access.
This is southern Colorado land that works the way land should. Overland Way, a dirt road, takes you directly to the property - no tricky routes, no guesswork. The parcel is flat with virtually no slope, which means less grading, fewer headaches, and more flexibility when you're ready to build. At 8,640 feet in elevation, you're in the high valley - cool summers, clear nights, and the kind of quiet that's genuinely hard to find anymore.
Wild Horse Mesa has earned its name. Wild horses are known to roam freely through this area, and you may find them visiting your land without invitation. Mule deer, elk, pronghorn, coyotes, and rabbits are also common throughout the valley.
Zoning & Building Options
The property is zoned Estate Residential (ER) by Costilla County. This zoning allows for single-family homes, modular homes, and manufactured homes, with a minimum size of 600 square feet. Costilla County is notably open to alternative building methods, including cordwood construction, rammed earth, cobb construction, and earthship-style homes. Tiny homes under 600 sq ft may be permitted with modified building codes. All alternative structures require engineered plans submitted for county review.
There is no active HOA on this property. The subdivision does have recorded covenants that run with the land, but these are less restrictive than county zoning. No annual dues, no HOA board to answer to.
Off-Grid Setup
The property is currently off-grid. Power lines run approximately one mile to the south along Mesa Drive W - a realistic connection option for buyers who want it. For those planning to stay off-grid, the San Luis Valley averages around 280 sunny days per year and boasts the highest per-capita concentration of residential solar installations in the United States. Solar is a proven, well-established solution here.
There are two main options for water. You can haul it in from the Wild Horse Mesa Community Center, and a buried cistern is a widely used solution in this area. You can also drill a well right on your property. Well depths in the area are varied and range from 18 to 600 feet.
Nearby Recreation
Sanchez Reservoir is just 2.5 miles away - a great spot for fishing and kayaking. Mountain Home Reservoir SWA is about 45 minutes north, stocked with rainbow trout. Smith Reservoir is a 47-minute drive and known for cold-water trout fishing. The Rio Grande River, which holds the longest stretch of Gold Medal fishing water in Colorado, is within reach of the area as well.
The Great Sand Dunes National Park - home to the tallest sand dunes in North America - is roughly an hour's drive to the north. Hiking, sandboarding, and exploring Medano Creek are among the draws. Zapata Falls, a short and scenic hike near the park entrance, is another nearby highlight.
This corner of Colorado sits in Game Management Unit 83, home to the Trinchera Elk Herd - one of the largest in Colorado, estimated at 16,000 animals. The Greenbelt offers over 5,000 acres of public hunting and recreation land within the county.
Nearby Towns
San Luis, Colorado's oldest continuously inhabited town, is 10.8 miles away - about a 23-minute drive. It's the county seat and has basic amenities, a gas station, and a strong cultural and historical identity including the well-known Stations of the Cross Shrine. Fort Garland is roughly 25 miles north on Highway 159, offering a grocery store, restaurants, gas stations, and hardware. Alamosa - the full-service hub of the San Luis Valley with stores, a hospital, and a community college - is about 51 miles and an hour's drive away.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊
I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
