Property Summary

Some people spend years looking for a place where the sky feels bigger than the world around it. In Colorado's San Luis Valley, that's just a Tuesday. This 5.03-acre parcel in the Wild Horse Mesa subdivision sits just 0.14 miles off Highway 159, giving you a genuine foothold in one of the most affordable and visually striking regions in the American West - without trading convenience for solitude.

The land is open, mostly level with a gentle westward slope, and framed on all sides by landmark scenery. The Sangre de Cristo mountain range rises to the east. Mesa profiles break the skyline to the north. Blanca Peak - one of Colorado's fourteeners at 14,345 feet - stands visible to the northwest. At 7,680 feet of elevation, you're already above the noise of the lower elevations, but you're still sitting on a manageable, accessible piece of ground that's ready for whatever you have in mind.

The Land

The 5.03 acres are open and bare with scattered scrub brush - a clean canvas. There's a seasonal streambed tucked into the southeastern corner of the parcel. The terrain is gentle enough for comfortable setup, and the mostly flat topography means your siting options for a structure, an RV pad, or a homestead layout are wide open. The property sits within the Wild Horse Mesa subdivision, a platted community with legal road access via Bronco Lane - a dirt road that takes you right to the parcel.

Proximity & Access

One of the strongest features of this property is how close it sits to everything you need, while still feeling like your own private space. San Luis - Colorado's oldest continuously inhabited town and the Costilla County seat - is just 13 minutes away (12.3 miles). There you'll find a Family Dollar, the historic San Luis Peoples' Market, a post office on Main Street, gas stations, and other daily conveniences. A pharmacy, additional restaurants, and a small hotel are also available.

Fort Garland is roughly 20–25 minutes north on Highway 159/160, at the crossroads known as the "Gateway to the San Luis Valley." It has the Old Fort Market grocery store, restaurants, a hardware store, a liquor store, and gas. For larger needs - Walmart, hospital, Adams State University - Alamosa is 54 miles (about 54 minutes) to the northwest. Taos, New Mexico is roughly 1.5 hours south, and Denver is 237 miles (about 3 hours 45 minutes) via Highway 160 east.

Water

This area is primarily served by hauled water. Most landowners in Wild Horse Mesa use cisterns and haul water from local sources - it's a routine and well-established practice here, not an unusual burden. The WHM Community Center water house sells bulk water at $0.10/gallon (up to 1,000 gallons/week per household; available Monday, Wednesday, and Saturday from 9 AM to noon). The San Luis Water & Sanitation District and other water suppliers in the area also sell water by the load. For those interested in a private well, typical well depths in this region run approximately 460 feet; buyers should contact the Colorado Division of Water Resources at (719) 589-6683 to confirm well permissibility and depth estimates for this specific parcel. A minimum 500-gallon buried cistern is required by the county before a construction permit will be issued.

Power

Power lines are not immediately adjacent to this property - this parcel is set up for an off-grid configuration. Costilla County is one of the best solar locations in Colorado, with approximately 280 sunny days per year. Solar panel systems are widely used throughout the valley and are a reliable, practical solution. Small wind generation is also a viable option. Propane delivery services are active in the area for heating and cooking needs.

Zoning & Building

The parcel is zoned Estate Residential (ER) by Costilla County. This zoning allows for single-family homes, modular homes, manufactured homes, and a range of alternative building methods including cordwood, rammed earth, cobb construction, and earthship-style homes (tire construction excepted). The minimum dwelling size is 600 square feet. Duplex dwellings are also permitted.

There is no active HOA, and there are no dues to pay. The Wild Horse Mesa subdivision does have recorded covenants that run with the land, but they are less restrictive than county zoning - the key requirements mirror the county's 600 sq ft minimum and allow horses, livestock, and pets (swine excluded). No HOA board, no meetings, no approvals required.

RV camping is permitted on this parcel as a short-term incidental use. Long-term RV stays (up to 180 days in any 12-month period) are available with a county permit, provided a water source and approved septic system are in place. Full-time, permanent RV living is not permitted under current county zoning.

Recreation & Area

The San Luis Valley is a legitimate four-season outdoor destination, and this property puts you within a short drive of a remarkable range of activities. Sanchez Reservoir, known for northern pike, walleye, and catfish, is about 28 minutes away. Smith Reservoir and Mountain Home Reservoir are 33 and 35 minutes out respectively, both offering fishing access. Rito Seco Park east of San Luis has recently opened hiking trails developed by Costilla County and San Luis Valley Great Outdoors. The Great Sand Dunes National Park - home to the tallest sand dunes in North America and an International Dark Sky Park - is roughly an hour to the northwest.

The wildlife in this valley is notable: mule deer, elk, pronghorn, coyotes, and rabbits are commonly seen in and around this area. The San Luis Valley is also renowned for its dark skies - on a clear night, the Milky Way is visible with the naked eye, and the low light pollution makes this a legitimate stargazing destination.

For history and culture, San Luis has the famous Stations of the Cross Shrine - an outdoor hillside sculpture path depicting the life of Christ, drawing thousands of visitors each year. Fort Garland Museum tells the story of the frontier Army post once commanded by Kit Carson. The Historic Rio Grande Scenic Railroad runs through Costilla County, connecting Alamosa to La Veta through the valley.

Hunting in GMU 83 is available in this area for elk, mule deer, and pronghorn, subject to Colorado Parks & Wildlife regulations and licensing.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊

I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.

Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
