The northwestern hilltop provides unparalleled 360-degree views for game spotting, while the central ridge creates natural funnels for tracking game movements. The seasonal streambed acts as a wildlife corridor, attracting deer, elk, and other game species native to Arizona's high desert.

The White Mountains offer hiking and winter sports, while Concho Lake provides fishing and boating opportunities. The Petrified Forest National Park is just an hour's drive away, ensuring endless exploration possibilities.

Access and Exploration: This property has insured legal access via easements along all of the quarter section lines surrounding the property. These easements touch the northern and western boundaries of the 40 Acre parcel. Furthermore, the 20 Acre parcel touches State Land along it's eastern boundary. (Please view our LandID map and the map photos included in this listing, which have been marked with overlays to make understanding the access and nearby roads easier.) See our Turn-By-Turn directions in the "Files" section on this page for detailed instructions on how to view! While there is no road that currently reaches the property, roads may be bladed in the future along these public access easements if desired. Another way to visit the property would be by utilizing an off-road overland route through the AZ State Land to the east. This public land may be utilized for recreational use. You will need a recreational permit to use this AZ State Land recreationally; the permit is easy to obtain here and costs $15-20 per year. If this route is one that you would like to use as a permanent, legal right-of-way, you may apply for a right-of-way from the AZ State Land Department.

We provide a detailed LandID map to help understand legal and physical access points (see the "Map" section and scroll your cursor over any line marked on the LandID map to see the description of the line.) Here are the descriptions of each overlay:

• Light blue/teal dashed lines are legal easements, verified by recorded title history and nearby subdivision survey plats.

• The light blue/teal solid lines are county roads. The closer you get to the property, they become 4x4 high-clearance roads.

• The blue solid line is Molyneaux road. This road is not listed on the County GIS maps.

• The blue marker pin on the State Land to the east of the property marks a large clearing where you could park your vehicle and hike to the property. Here is a Google Maps pin that will take you straight there: https://maps.app.goo.gl/G88ksyj2enEgrMsh7

Please note: there are two private locked gates near the property as marked on the LandID map; please follow our turn-by-turn directions to navigate around them.

There are two main routes to reach the property. Both are highlighted in our LandID map and our turn-by-turn directions.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊

I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.

Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
