This property is covered in trees and bushes over approximately half of the land, the other half gently slopes to a low-lying area. While it is not in a designated flood plain, it appears that it could potentially carry water during snow melt and heavy summer rains. There are a few neighbors a few parcels away to the north and to the east, but mostly this land is pretty well isolated from people. Cell service is available in this area. You will need a well for water, or you can install a cistern and have water delivered to your door. This property conveniently lies above the Coconino Aquifer which provides abundant water.

The Colorado Plateau has four distinct, mild seasons and is much cooler than the Phoenix Valley. Phoenix and Albuquerque are both less than four hours away, making this an easy place to escape from the daily grind. The Colorado Plateau is an outdoor adventure paradise. This property has the Petrified Forest National Park just a short drive to the north, and the Apache-Sitgreaves National Forest a short drive to the south. Petrified Forest National Park has some of the best hiking in the state and wandering off-trail is allowed. Bring your horses and spend a day riding through the ethereal landscape. When mountain adventures call, the Apache-Sitgreaves National Forest has everything you can imagine from a ski resort to alpine hiking trails to beautiful lakes where you can spend a day casting your line in the clear blue water.

While there are many routes available to reach this property, the approach that we recommend is from the south along road N9211. Please see our detailed Turn-By-Turn directions in the "Files" section below. The route highlighted in our directions is an easy and verified route! We do recommend 4x4 capability in off-grid rural areas such as these.

Nearby Snowflake is a traditional small town with 5,500 residents and plenty of small local shops and restaurants for you to explore, or you can drive just a few minutes south to Taylor to shop at the Walmart. The downtown area has over 100 buildings that were built in the late 19th and early 20th centuries so you can stroll through town and appreciate the unique architecture.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊

The Ashbrook Land Company is a superb company. Their communication skills and desire to help you obtain the land of your dreams is top notch. Probably some of the best service I’ve had when buying a piece of land. I would recommend them to anyone.

I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
