This ranch sits right above the Coconino aquifer, providing plenty of water if you choose to drill a well. Water levels in this area average around 73 ft. You can also haul water in or have it delivered right to your property. Solar panels would be a great option for electricity out here - there’s plenty of sunshine! Other than the elevated plateau of the NE corner, the land is barren with a bright orange-red coloring which is common in this region. The ground below is solid enough to drive, but may soften up during heavy rains and snow melt. Cell service here is accessible with the interstate being just 7 miles to the north.

Holbrook, AZ can be reached with a quick 48 minute drive. You can hit I-40 in 8 miles, which can take you to Chambers and Sanders to the East, or Holbrook and Winslow to the West. The Petrified Forest National Park can be reached in under 30 minutes. Outdoor adventurers will love the desert hiking trails and unique sightseeing opportunities! This is a far-off property, and there is currently no road access. There is legal access via easements along all property lines. We recommend using the route we’ve provided. Start by leaving the highway and heading past some horse corrals on the left as you head toward the railroad tracks. There is a small tunnel which bores under the tracks and is large enough for a large truck, and possibly even a 5th wheel travel trailer. Please check other routes to find access suitable for traditional motorhomes or semis. Once past the tunnel, continue straight for about 2 miles before reaching a pull-across gate. Go through the gate and take an immediate left to head south. The road dips into a ravine and heads up to a second pull-across gate. At this point, the road becomes difficult to see, as the route to this property likely hasn’t been taken in decades. Follow the faded road on Google Maps, being careful to avoid small dips and washes in the ground. Eventually, you’ll reach the NE corner of the property which represents the high ground for this lot.
