Property Summary

This 50.13-acre high desert parcel in Carrizo Ranches has a seasonal streambed and no one to tell you what to do! This extra-large parcel is less than a half hour from the town of St. Johns and close to Highway 191.

Bring all your ideas and transform this blank slate into your Colorado Plateau paradise. This property is zoned as Agricultural-General so it is the least restrictive zoning possible. In addition, Apache County is very accepting of alternative living and green builds like earthships, rammed-earth homes, and tiny homes on wheels. Manufactured and mobile homes are allowed as well. You can really live how you want out here. There are no covenants or restrictions from the POA hindering your dream, yet there is still someone to maintain the roads for you, unlike most dirt roads in Apache County.

There is plentiful space here for a hobby farm, ranch, or horses, with the added benefit of a seasonal streambed near the southern border of the property. This southern low-lying portion is considered a wetland and is in flood zone A (1% annual chance of flooding) which includes the southern 1/3 of the property. (See property maps for a better understanding). Simply build outside of this zone and you can take advantage of the seasonal rains while remaining dry on higher ground along the northern part of the property. The ranch lies over the Coconino Aquifer which supplies the area with an abundance of underground water. Nearby surrounding well data shows very economical well depths averaging between 50-200ft. The terrain is nearly level with mostly high-desert grasses and shrubs, with more lush vegetation including small pine and juniper trees near the southern boundary.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊

The Ashbrook Land Company is a superb company. Their communication skills and desire to help you obtain the land of your dreams is top notch. Probably some of the best service I’ve had when buying a piece of land. I would recommend them to anyone.

I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
