Property Summary

Create your own off-grid escape on this 5.04-acre lot in Pine Meadows Ranch. With great tree cover, some open spaces and stunning views, this is the high desert retreat you have been searching for. Build your dream house here, park your RV, or pitch your tent. You can even live in a tiny home! With no restrictions on camping or building, you can live the alternative lifestyle you’ve always dreamed of. Build only when – or if – you are ready. There are no rules on ATVs either. This lot does not have any covenants and Cibola County does not have zoning restrictions to hinder your dream.

There is good dirt road access to this property. It is best suited for off-grid living as the nearest power is 1 mile away. Plentiful sunshine in this high desert environment is ideal for solar power, and southern-facing panels would be easy to install as the grading on the property is flat. Average well depths in this area range from 200-800 ft. There is no Homeowners Association, deed restrictions or annual Association dues of any kind. This is a very secluded location and best suited for people seeking land ownership well away from neighboring owners and who place a premium on the freedom to use and work their land in a quiet and peaceful wilderness setting free of urban noise and pollution.

This property is in New Mexico’s desirable Game Management Unit 12, which boasts some of the largest elk in the state. You will also find mule deer and pronghorn here. Hunt right from your property with proper NM tags.

A unique feature of this property is that there is a small foundation that a previous owner installed, which can be the start of your tiny home or a small cabin. Similarly, a small water tank exists on the property. These improvements have not been factored into the pricing of the property so they are an added bonus (the foundation and water tank have not been inspected and will be assumed as-is by buyer).

Bring your hiking boots! The Continental Divide Trail is a short drive away, and El Morro National Monument is just seven miles from this property. This is the perfect day trip with four different trails past ancient ruins and over 2,000 petroglyphs. El Malpais National Monument is only 27 miles away and the Cibola National Forest surrounds the area with plentiful outdoor activities. This is an amateur geologist’s paradise with the Chain of Craters Wilderness Study Area nearby and lava tube caves, sandstone bluffs, and cinder cones to explore.

Pine Hill is 11 minutes away for basic supplies and services, if you need to make a quick run to the grocery store or post office. Pine Hill also has water available for only 7 cents/gallon. Ramah is just 18 miles away. If you choose to make this your year-round residence, the town has schools to serve students Kindergarten through 12th grade as part of the Gallup McKinley School District. Although this town is remote, the schools are highly rated and have small class sizes.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊

The Ashbrook Land Company is a superb company. Their communication skills and desire to help you obtain the land of your dreams is top notch. Probably some of the best service I’ve had when buying a piece of land. I would recommend them to anyone.

I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
