Property Summary
A full section of BLM land sits directly across the road from this 1.85-acre lot - and that section connects, mile after mile in a grid pattern, to hundreds of thousands of acres of public land beyond it. For anyone who wants room to ride, hike, hunt, or simply disappear into the high desert for an afternoon, that's a neighbor you can't put a price on.
This level, bare parcel sits in the northern part of Golden Valley, where the lots spread out a bit more and the neighborhood feels quieter than the denser pockets closer to town. It's zoned AR/2A (Agricultural Residential), and there is no HOA or POA of any kind - no dues, no covenants, no one telling you how to use your land. Both site-built and manufactured homes are permitted, and the county allows agricultural uses, accessory buildings, and even short-term rentals. RV camping is allowed for recreational stays, and you can live in an RV on-site for up to 180 days while actively building your permitted dwelling.
Access & Location
- Access via N Stewart Mountain Rd and Hermit Dr, both county-maintained dirt roads
- 11.5 miles (about 18 minutes) to Golden Valley for everyday supplies
- 16.8 miles (about 23 minutes) to Kingman for full shopping, groceries, and medical care
- Just 95.9 miles - about 1 hour 26 minutes - to Las Vegas, NV
The Land
The lot itself is level, sitting at 3,240 feet elevation with mountain views stretching in every direction - quiet, low-density high desert rather than a crowded subdivision. You might even spot coyotes, bighorn sheep, or bobcats passing through. Power lines already run along the property's northern border on Hermit Dr so you won't be starting from scratch there. Water and sewer are off-grid, as is typical for this part of Golden Valley - wells in the area generally run around 500 feet deep. A permanent dwelling will need a septic system, which requires a perc test and permit through the county.
The Area
This stretch of Mohave County sits in the Hualapai Valley between the Cerbat and Black Mountains, with Golden Valley's high desert climate delivering close to 278 days of sunshine a year. Summers run warm with highs near 97°F but cool down nicely at night into the 70s; winters are mild, with January highs around 57°F. At roughly 3,500 feet elevation, this area stays noticeably cooler than lower desert cities like Bullhead City or Lake Havasu City. With BLM land right out your front door, this is a genuine playground for ATV riding, hiking, hunting, and exploring - and Lake Mead, Lake Mohave, and Lake Havasu are all within about an hour to an hour and a half for boating and fishing. Kingman itself offers Route 66 history, Hualapai Mountain Park's forested trails about 35 miles out, and everyday conveniences from Walmart to two hospitals.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊
I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
