Property Summary
A national park two miles to the west. A red rock ridge overlooking the Painted Desert, half a mile from your property line. No HOA, no POA, and no covenants.
These 40 acres sit on the quiet east side of Petrified Forest National Park, at nearly 6,000 feet, where the views stretch for miles and no city lights reach the night sky. For land this secluded, it's easy to get to: just under 12 miles from I-40 and paved nearly the whole way. Whether you're planning an off-grid home, a weekend camp, or a long-term hold, you have the room to do it your way.
Key Features
- 40 acres in Apache County, AZ
- No HOA, POA, or covenants
- A-General zoning: homes, tiny homes, alternative builds, and camping
- About 9 of the 11.8 miles from I-40 are paved
- Painted Desert / red rock ridge overlook about 1/2 mile northwest
- Petrified Forest National Park about 2.2 miles west, State Trust Land nearby
The Land
The property is desert terrain with scattered brush and shrubs. It slopes gently toward the west, so finding a level building site or camp spot is easy. At 5,980 feet, the land has wide-open sightlines with red rock and Petrified Forest views. Mule deer, pronghorn, elk, and coyotes are commonly seen in the area. At night, with no city glow on any horizon, the sky fills with stars.
Getting There
From I-40 Exit 325, travel approximately 9 miles south on paved roads to where CR7230 turns to dirt. Continue south on CR7230 for about 0.8 miles, then turn right onto N7280. Follow N7280 for about 1.5 miles to the public access easement. From there, the property is approximately 0.5 miles north along the easement.
The parcel has legal access via a 30-foot strip around its perimeter, established in the warranty deed, and the easements are recorded. That final half mile isn't a built road yet. A road can easily be bladed along the easement to give you direct vehicle access, and many owners in rural Arizona do exactly this as one of their first projects. Washes in the area can run during the rainy season, so plan visits around the weather. Railroad tracks run about 0.15 miles east of the property. Contact us for help planning your first visit!
Building and Using the Land
The property is zoned A-General (Agricultural General) by Apache County. The zoning permits one single-family dwelling per parcel, and because the parcel is over 5 acres, a guest house is also allowed. Your options include:
- Homes: You can build a site-built home or place a modular or manufactured home (manufactured homes must be 15 years old or newer and installed by a licensed installer to meet local snow load requirements).
- Alternative builds: Apache County is open to alternative building methods such as cordwood, rammed earth, cob, earthships, and tiny homes, with engineered plans submitted for review. Tiny homes under 600 square feet are specifically accommodated under modified building codes.
- Size and height: There's no minimum building size. Structures can be up to 35 feet and two stories.
- Camping and RVing: incidental camping is permitted as an accessory use. Full-time RV living is allowed once you're connected to an approved septic system.
Utilities
This is an off-grid property. The nearest power lines are about 1.5 miles east along Route 2007. With roughly 272 days of sunshine a year, solar is a natural fit. Wells in the area typically run around 200 feet deep, and domestic exempt well rights are generally available in rural Arizona, subject to Arizona Department of Water Resources regulations. Hauling water is another common option while you get started.
Climate
The area has a high-desert climate with roughly 272 days of sunshine annually. Summer highs average around 90°F, with nights cooling into the low 60s. Winter days are mild, around 48°F, with lows in the low-to-mid 20s. Annual precipitation is about 8–9 inches, mostly from monsoon showers between July and September. The low humidity keeps summer heat more comfortable than the numbers suggest, and the growing season typically runs from early May through mid-October, which suits drought-tolerant gardening and native landscaping.
Nearby Recreation and Points of Interest
Public land and parks. The Petrified Forest National Park boundary is about 2.2 miles west, and the park's north entrance at I-40 Exit 311 leads to the Painted Desert overlooks and the historic Painted Desert Inn. State Trust Land is nearby on all sides, which helps preserve the open space around you.
Hunting and fishing. The property is in Game Management Unit 2A. For fishing, Patterson Ponds is about 65 miles away and Lyman Lake State Park about 75 miles, and the Little Colorado River is also in the region.
History. History buffs will enjoy the old Route 66 corridor and the Navajo Springs historical marker at Exit 325. It commemorates where Arizona's first territorial officials took their oaths of office in December 1863.
Services. Gas and convenience are about 18 minutes away. Chambers is roughly 29 minutes (19.4 miles), and Gallup, New Mexico, is about 1 hour 9 minutes (67.6 miles) for major shopping.

Annual property taxes are $67.24 (2026). There are no back taxes or liens.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊
I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
