Our photographer recently drove directly to the property and reported that the road is well graded and accessible by a normal passenger vehicle, no 4x4 required. St. Johns is only about 30–35 minutes away, making groceries, fuel, hardware, restaurants, and other essentials an easy trip into town.

Once you're on the property, it still feels decidedly rural. Juniper covers much of the acreage, with open grassy areas scattered throughout and distant mountain views to the south. Arizona State Trust Land borders the entire southern boundary, adding to the open feel of the property.

Easy Access from Highway 191

Access is one of the features that really sets this property apart from more remote acreage in Apache County. The property is only about 2.7 miles from Highway 191, with a well-graded, POA-maintained dirt road running along the northern property line.

Our photographer recently traveled the road and specifically noted that it can be driven in a regular passenger vehicle. For anyone who's spent time looking at rural Arizona land, that's a meaningful advantage. You can have nearly 40 acres of privacy without relying on a 4x4 or traveling miles of rough, uncertain roads every time you visit.

The land itself has a gentle rise toward the north, with an average slope of only about 1%. Much of the property is covered in juniper and high-desert vegetation, broken up by open grassy areas that provide a variety of potential homesite locations. A lightly traveled dirt track or old cattle path also crosses the northern portion of the parcel.

Community Water Access

G-Bar Ranch owners have 24/7 access to the ranch's shared community well, with approximately 500 gallons per week available for hauling.

Having a nearby water source can make getting started on an off-grid property considerably easier. You can haul water while setting up storage or developing the property rather than needing to drill a private well immediately.

If you eventually decide to drill your own well, nearby well depths average approximately 360 feet.

State Trust Land Along the Southern Boundary

Having State Trust Land bordering the entire southern side of the property is an attractive feature for a rural property and adds to the sense of space and preserves open views. Arizona State Trust Land is managed differently from BLM or National Forest land, and recreational access generally requires the appropriate permit from the Arizona State Land Department.

Flexible A-General Zoning

Apache County's A-General zoning allows a wide range of residential options. Conventional single-family homes, modular homes, and qualifying manufactured homes are permitted, and Apache County also accommodates many alternative construction methods, including earthships, cordwood, rammed earth, cob construction, tiny homes, and other engineered alternative building systems.

There is no general minimum dwelling size listed for the zoning district, although all construction must meet applicable county permitting and building requirements.

Full-time RV occupancy may be permitted when the RV is connected to an approved septic system, and incidental recreational camping is also permitted subject to county regulations.

The G-Bar Ranch POA is intended for residential and recreational use, with non-commercial hobby ranching also allowed. Swine are prohibited.

Off-Grid Arizona High Country

There are no power lines on the property, so anyone planning to build here should expect to develop an off-grid power system. With the area's abundant sunshine, solar is a natural option.

At approximately 6,044 feet elevation, the climate is very different from Arizona's lower deserts. Summers are warm with cool nights, while winter temperatures regularly fall below freezing and occasional snow is possible.

The property has sandy, reddish soil with juniper, high-desert brush, and grassy openings throughout. Wildlife commonly seen in the surrounding area includes mule deer, pronghorn, elk, and coyotes.

Close Enough to Town

St. Johns is approximately 30–35 minutes away, so you can live well outside of town without turning a grocery or hardware run into an all-day trip.

For recreation, Lyman Lake State Park is approximately 1 hour 15 minutes away for boating, fishing, camping, and hiking. Petrified Forest National Park is approximately 1 hour 25 minutes away.
