Property Summary

This heavily treed 17.97 acre parcel in central Apache County, Arizona is off-grid and remote, allowing you to escape from it all and really unwind. Located about an hour from St. Johns, it may be far away, but this property is *very* easy to reach via well-maintained roads. It borders State Trust land, allowing you to take advantage of the additional recreation to be had right out your back door. There are no neighbors around so you'll have the space to stretch out and lots of peace and quiet. (And if you really need it, you actually do have cell service all the way out here!)

The terrain slopes gently upward away from the road, giving an elevated vantage point for far-off views. The ground is solid and there are tons of mature juniper trees and bushes. There is a dirt road/easement that crosses through the property which leads to a small well and cattle area. This land is situated at 6,300 ft elevation in northeastern Arizona, giving the area ideal weather all year. The winters are very mild and sunny (the average high temp in January is 50 degrees) and the summer highs average in the upper 80s, with cooler nights and monsoon rains. These summer rains bring out the flowers and lush grasses. This climate is perfect to raise livestock or horses. Resident wildlife in this abundant area include antelope, elk, deer and an abundance of bird life.

There is an abundance of water in the area for sustainable living. This property lies over the massive Coconino aquifer to provide water to your private well. Red Sky Ranches maintains a community well so that property owners can have free access to water hauling, which is great to have for camping, living off-grid, or to use before drilling a well of your own. The POA has a few mild covenants which help to keep the area a quiet, secluded residential and recreational ranching community. In summary, you can build any type of home you want, raising livestock is allowed (with the exception of swine), and camping and RVing are welcome.

This property was professionally surveyed and is appropriately marked with corner stakes. It is one hour from the charming pioneer town of St. Johns where you can find groceries, hardware and auto supply stores, restaurants, churches and schools.

At Ashbrook Land Company we perform in-depth, extensive research into all of our properties before listing them, but it is ultimately the buyer's responsibility to perform their due diligence before purchase. Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊

The Ashbrook Land Company is a superb company. Their communication skills and desire to help you obtain the land of your dreams is top notch. Probably some of the best service I’ve had when buying a piece of land. I would recommend them to anyone.

I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
