Property Summary
Tucked near the end of a quiet dirt road, yet only 28 minutes from Show Low, you'll find five heavily treed acres with mountain views to the south and a real sense of seclusion. Whether you're picturing a future home, a place to camp on weekends, or simply want a private stretch of Arizona's high country to call your own, this property gives you room to do it.
At just over five acres, this parcel is noticeably larger than the typical one-acre lots that surround it in this part of Apache County, meaning more room to spread out, more trees for privacy, and more distance between you and the next fence line.
The property slopes gently away from the road, with a beautiful mix of mature juniper and piñon pine, open clearings, and seasonal wildflowers across portions of the land. Mountain views open up to the south, while a seasonal drainage runs west to east through the southwestern portion of the parcel, adding some natural variation to the terrain. An existing clearing among the trees gives you a natural starting point for a future campsite or homesite. At approximately 6,700 feet in elevation, you'll get real seasons and cooler summer nights than Arizona's low desert. An existing clearing among the trees gives you a natural starting point for a future campsite or homesite.
One detail that sets this property apart: power is only about 0.1 mile away, with utility lines nearby to both the north and east. That gives you the flexibility to stay completely off-grid or explore bringing in grid power down the road.
There's no HOA, no POA, and no covenants here, so you're working directly with Apache County's A-General zoning. It allows one single-family dwelling per parcel; site-built, modular, or manufactured (manufactured homes must be 10 years old or newer). Because this parcel is a full 5 acres, it also qualifies for a guest house.
Apache County is notably open to alternative building methods, too: cordwood, rammed earth, cob, earthships, and tiny homes under 600 square feet are all specifically accommodated with engineered plans. RV use is allowed; Apache County's stated practice has been to require owners staying in an RV longer than 30 days to begin the process of installing an approved septic system.
Access is another strong point. The property is only about 3 miles from Highway 61, with multiple routes leading in on well-graded dirt roads. Our photographer reported that the roads were in good condition and accessible by a standard passenger vehicle at the time of the property visit. Physical access is via Burns Rd (8109), with legal access also reaching the northeast corner via 8112.
An older travel trailer, truck camper, metal structure, and small concrete pad are currently on the property. The existing items will remain with the property in their present as-is condition and aren't being assigned any value in the sale.
There are currently no developed utilities on the property. Water would typically be supplied by a private well or hauled-water system, while an on-site septic system would require the applicable testing and permitting.
Wildlife is common throughout this part of Apache County, including elk, mule deer, coyotes, and bobcats. Arizona State Trust Land sits less than a mile to the west, while the Sitgreaves National Forest is approximately 5.3 miles southwest as the crow flies, giving you even more open country nearby to explore. Recreational use of Arizona State Trust Land requires the appropriate permit.
You're close enough to Highway 61 for practical access, yet far enough out to enjoy mature trees, dark skies, wildlife, mountain views, and the quiet that makes Arizona's high country special.
Annual property taxes are just $367.50.

Rachel made the entire land purchase a "piece of cake". She walked me through everything and was right on top of things. As soon as I sent the money, the deed was notarized and recorded only a couple of days later. I just visited my new property in Wolf Creek Montana today and I am very pleased with the purchase. Thank you again 😊
I just purchased a piece of land from Ashbrook Land Co., LLC, and I am very happy with the professional yet personal approach that Bob and Rachel Ashbrook gave to me.The whole process was easy and painless, and only took a couple of days. Everything was done online, but I felt completely secure giving out my personal information, because I think the Ashbrooks are truly honest people to deal with.
Sean and Rachel made the decision to purchase land EASY! Their communication skills are amazing! Their replies are prompt, all the necessary information regarding the property was provided.
