With a population of 19,000, Rio Rico is a town large enough to offer modern conveniences like schools, medical care, shopping, a hardware store, groceries and restaurants, but small enough to avoid the noise and pollution of the big city. If you ever need the city though, you have easy access to I-19, Nogales is 20 minutes away and Tucson is only a 50 minute drive.

The schools here are excellent and cost of living is low, making this an attractive place for young families. Despite its proximity to the United States-Mexico border, Rio Rico is a safe place to live. Nogales, Arizona (population 20,000) has many more employers and is just nine miles south. You can also park your car on the U.S. side of the border and walk to Nogales, Sonora, Mexico (population 220,000) where you can find endless stores, restaurants, healthcare providers, and entertainment options. If you prefer to stay on the U.S. side of the border, Tucson (population 540,000) is easily accessible from I-19.

This property is easily accessible on a paved road in the Rio Rico Estates subdivision. Intended for residential use, there is access to most utilities, including electricity along the road and city water provided by Liberty Utilities. Private septic systems and wells are permitted in this area.

Rio Rico Estates has no active covenants, however there is a voluntary property owner’s association in the area (Rio Rico Community Association – dues are $45/year). Zoning regulations are dictated by the county as part of the Rio Rico Community District. The minimum size for a single-family dwelling is 1,200 square feet, including garages and roofed, screened patios.
