An insurable legal easement gives you access, but the dirt road leading to the property will need some work if you are going to use it every day. The property is accessible, and a rough road just means fewer people knocking on your door! For water, you will need to drill a well or you can install a cistern and have water delivered to your door. This property conveniently lies above the Coconino Aquifer which provides abundant water. Water levels of surrounding wells show that the water table in this area is VERY economical and averages around 115 ft. Power is in the area (<1 mile away), but with solar panels you will never have to pay an electric bill again.
Snowflake is a traditional small town with 5,500 residents, so you will not be a stranger here for long. The town has plenty of small local shops and restaurants for you to explore, or you can drive just a few minutes south to Taylor to shop at the Walmart. Show Low is less than 40 minutes away. Summers here are mildly warm, which attracts snowbirds from around the country. Cost of living and crime rates are low, making this an attractive place for young families to raise their children. The downtown area has over 100 buildings that were built in the late 19th and early 20th centuries so you can stroll through town and appreciate the unique architecture. The Stinson Pioneer Museum has historic artifacts from the pioneer era when the town was founded and the Native American tribes who lived in the area before settlers arrived. Arizonans love to golf, and Snowflake residents are no exception. Soak up the Vitamin D while you spend a pleasant afternoon on the 18-hole municipal golf course.
Dirt roads requiring a 4x4 vehicle lead to the property. When visiting, take the Turn By Turn Directions provided under "Files" on this page. There is a wash to traverse through before getting to the property that would need a little work to be passable. Please take a look at our pictures for reference. We recommend parking before the wash and walking the rest of the way to the property (500 ft).
