Property Summary

This nicely treed 42 acre property in Apache County, Arizona is remote and off-grid, allowing you to escape from it all and really unwind. Located about an hour from St. Johns, it may be far away, but this property is easy to reach via well-maintained roads. Out here you'll find much needed peace and quiet, big open skies, spectacular sunsets and amazing views of the milky way at night. It borders BLM land on the northern and western borders, insuring additional privacy and allowing you to take advantage of all of the opportunities that public lands have to offer right from your own property.

The previous owners constructed a tiny dry cabin for camping around 8 years ago, and a gated driveway has been cut to the cabin. Since the cabin is under 200 sqft (~196 sqft) it did not require permits and is not taxed as a dwelling. The cabin is currently locked, and according to the previous owner it is "well-stocked with a small wood-burning stove, lantern, propane, tables and chairs, bed frame with clean sheets and quilts, towels and cleaning supplies, a 50 gallon drinking water barrel, trash can, cooking utensils, port-a-john, and some tools." Outside of the cabin is a picnic table and outdoor brick BBQ. There is a storage shed/outhouse near the cabin as well, which is also locked. The buildings are still in good condition, but could use a coat of paint and some tidying. The cabin is simple and does not have a foundation. The current condition of the gate, cabin, outhouse, and any supplies are not factored into the sale price and will be accepted as-is by buyer; Ashbrook Land Company does not make any warranties as to their current condition.

The terrain slopes very gently from west to east, offering many potential building sites. The land itself consists of sandy soil along with the local flora of juniper, sage, creosote, and small cactus. The highest point of the land appears to be on the western edge as well as the northeastern corner. Between lies a seasonal streambed/wash which is considered a wetland, offering a more varied landscape and a potential water source as it likely fills during heavy monsoon rains and from winter snow melt. This portion of the property is in flood zone A which refers to a 1% annual chance of flooding. See property maps for a better understanding. Simply build outside of this zone and you can take advantage of the seasonal rains while remaining dry on higher ground.

This is cattle country, and many of the state and federal lands in the vicinity are leased to the Long H Ranch. The Ranch maintains a well and watering tanks for its cattle on a parcel just to the west. In fact, a fence crosses the property's center, marking a path for the cattle to travel along to reach grazing grounds on the nearby sections of BLM land, so you can enjoy watching the herds of cattle roam by. Alternatively, this existing fence may be removed by the new property owner and, as is the case with land in Arizona, the property may be completely fenced to keep the cattle out. There is no existing legal easement for the cattle to pass through the property and covenants are in place to protect the private landowner's rights to restrict cattle access to their property.

This land is situated at about 6,000 ft elevation in northeastern Arizona, giving the area ideal weather all year. The sky feels really big out here and the sunsets are spectacular. Since there is no light pollution, the night brings magnificent views of the milky way. The winters are very mild and sunny (the average high temp in January is 50 degrees) and the summer highs average in the upper 80s, with cooler nights and monsoon rains. Storms can be seen rolling in from the north. These summer rains bring out the flowers and lush grasses. The climate is perfect to raise livestock or horses. Large game such as antelope, elk, and deer can be seen.

There is an abundance of water in the area for sustainable living. This property lies over the massive Coconino aquifer to provide water to your private well, and nearby wells show a very shallow water table depth in this area. Red Sky Ranches maintains a community well so that property owners can have free access to water hauling, which is great to have for camping, living off-grid, or to use before drilling a well of your own. (Please see our MapRight map - the community well is marked). The POA has a few mild covenants which help to keep the area a quiet, secluded residential and recreational ranching community. In summary, you can build any type of home you want, raising livestock is allowed (with the exception of swine), and camping and RVing are welcome.

This property was professionally surveyed and was appropriately marked with corner stakes when the Red Sky Ranch subdivision was platted. It is one hour from the charming pioneer town of St. Johns where you can find groceries, hardware and auto supply stores, restaurants, churches and schools.
