Our Buying Process

  • Secure the Property

    Click the orange “Buy Now” button to secure any of our available properties with just $500. This secures the property for 5 calendar days. $250 of this payment is a holding deposit that is applied towards the total purchase price, and the other $250 is a non-refundable document fee. Once your deposit is made we will email you within 24 hours to walk you through the closing process. A refund of the $250 deposit may be requested within 5 Calendar Days from the date of the holding deposit. After the 5th Calendar Day, all cancelled purchases will not be eligible for a refund.

    If the full purchase price (in cash purchases) or full down payment (in financed purchases) is not received by the 5th calendar day, this effectively cancels your hold on the property and releases the property back on the market.

  • Cash Purchases

    After the deposit has been made, you will receive our purchase agreement which can be easily reviewed and signed electronically. The remaining balance may be paid by wire transfer, cashier’s check, ACH payment, or credit/debit card and must be received within 5 calendar days after the deposit is placed (credit or debit card payments incur a 3% card processing fee). After full payment has been received, we will transfer title to you and pay any applicable closing costs. The new warranty deed will be sent to you after it has been officially recorded with the county in which the property is located.

  • Owner Financed Purchases
    • Down Payment

    After the holding deposit has been made, you will receive our purchase agreement and financing documents (land contract) via email which can be easily reviewed and signed electronically. The remaining balance of the down payment can be paid by wire transfer, cashier’s check, ACH payment, or credit/debit card (credit or debit card payments incur a 3% processing fee). The purchase contract must be signed and the balance of the down payment must be received within 5 calendar days. You can start enjoying the property as soon as we receive both the signed paperwork and down payment!

    • Monthly Payments

    Monthly payments will be set up as automatic ACH bank transfers throughout the length of your financing terms. In addition to your principal payment, the monthly payment will also include prorated property taxes and POA dues (if any) as well as a 3% processing fee. Once all monthly payments have been made, the title is transferred over to you via warranty deed.
